we understand that plans may change, and we are happy to accommodate full date change requests made at least 7 days before your check-in date (subject to availability and potential rate adjustments) This allows us sufficient time to secure a replacement guest after reserving the dates for you.
- no shoes: please remove your shoes upon entering the home
- no smoking or vaping: smoking or vaping (including marijuana and tobacco) are not allowed inside or on the patio A $500 fee applies for any evidence of smoking.
- no mailing packages: do not send or receive packages at the property
- no excessive guests: additional guests not on the reservation require approval and will incur a $50 fee per guest
- pets: we allow up to 2 pets with an additional $100 pet fee to cover extra cleaning For more than 2 dogs, please inform us in advance; as an extra fee of $50 per dog will apply.
- report damages: if anything breaks, notify us immediately through the app with a photo Failure to report damages will result in a $150 fine plus repair costs.
- no parties: no parties inside or outside the property since this is a quiet residential neighborhood Noise must be minimal after 9:00 PM - 7AM. Violating this will result in the termination of your reservation.
- noise & security: violation of the noise ordinance or tampering with security devices will lead to immediate reservation termination with no refund and a $500 fine with possible legal action
- excessive cleaning: $100 fee if the property is left with excessive trash
- keep doors closed: refunds won't be offered for sightings of bugs outside or inside the property This is common in Arizona due to the seasonal nature of bug activity.
