A fine Grade II Listed former rectory situated on the edge of the village within the South Downs National Park, suitable for visitors of all ages, with 5 acres of gardens and paddocks, a tennis court, swimming pool and croquet lawn.
the old rectory is a particularly fine grade ii listed village house of 16th century origin with attractive wisteria clad southern georgian facade A superb period family house offering elegant accommodation in a beautiful location.
the space
the bed configuration allows for 21 adults (doubles and singles) and 3 toddlers in toddler beds All are permanent beds save for 4 premium fold up beds which could be located anywhere, such as on the ground floor to accommodate senior members of family groups. The house lends itself perfectly to multi generational family gatherings.
there is a further ‘hideaway’ cottage on the grounds that sleeps two, available in addition under a separate listing, that may be made available at a discount for large groups where an extra bed is needed
guests will be able to use the house and grounds. The house would be exclusively for you. There are five acres of grounds (gardens and paddocks).

there is a gated swimming pool in the garden which is open in the summer season The pool is open from the beginning of May to the end of September. Guests may use this with written permission of the owner, which is subject to an additional fee of £250. Please ask for details.

the fox inn is located a short walk along a road or along a footpath through two paddocks, or through the village, that serves breakfast, lunch and dinner If you are a big group it has been requested you let the pub know in advance so they can accommodate you as it gets busy.
catering may be arranged through a choice of local catering companies There is also a good mobile masseuse who visits.
the property is located within the south downs national park, and you can explore the countryside, however you will need to keep to the footpaths These are all signposted and details can be found online at Hampshire County Council's website.
the house and grounds are for the use of people staying at the property only, either in the old rectory, or the hideaway (which has its own area)
there is ‘the hideaway’ cottage within the grounds which is a small studio room that sleeps two/three If you’d like to inquire you could always look at renting this too. The hideaway romantic and is perfect for a couple (and possibly child on a put me up bed) . It has its own self contained space in the grounds that means it only shares the driveway with the main house.
back to the main house:
there’s a dining table that can seat 16+ comfortably
there are two steps up to the ground floor loo so it’s sadly not a suitable property for wheelchair users
you will love your stay, and any repeat visitors would be offered a discount on their next booking and any referrals would be offered a finders fee
the owner has young children and the house and grounds have all the necessary adjustments to ensure children’s safety, from electric gates to a gated swimming pool
all bookings need to be made through airbnb for security reasons
for infants, please bring travel cots, high chair, tableware and their own bedding And please also bring a nappy bin.
there are three toddler beds so please let me know if these need to be made up for your stay Infants also count towards the number staying.

please kindly respect the house Food and drink must be eaten in the kitchen and dining area only (not in the TV room), and shoes must be taken off when going upstairs please. It’s a great idea to leave your outdoor shoes and boots in the boot-room and have slippers/house shoes when inside! please.
rubbish day is on fridays, the bins must be placed outside the gate on thursday evenings please Details on which collection is due will be on the side of the fridge. Please note that in this area, glass is not for recycling collection, but bottles need to be taken to a local recycling bank. The nearest one is in the car park of the village pub.
