large comfortable sofas at one end of the open plan living space create a perfect seating area to watch television or simply relax watching the ships pass by or admire the enchanting views of bass rock through the bay window In the middle of the room is a table and chairs to seat 4 guests whilst at the far end of the living space is a large dining table which can comfortably seat 10 – the perfect setting for a gathering of friends or family.

the large and spacious living area shares its space with the open-plan kitchen making it a perfect space for entertaining during your luxury seaside break This well-equipped kitchen enjoys all the mod cons and integrated appliances including a dishwasher, coffee makers (Miele and Nespresso) and wine refrigerator. There is a small utility room, perfect for drying and storage and has a washing machine and separate tumble dryer.

the beach house has four large, beautifully decorated double bedrooms, two with stylish en-suite bathrooms with walk-in showers and a separate bath The other two bedrooms share the use of a large bathroom with a walk-in shower and panoramic views of the Firth of Forth.
you are welcome to bring one well-behaved dog as we understand if your dog is one of the family you will want to bring them! there is a small charge of £3000 per booking.

bookings made at this property require a £400 damage deposit, which will be due 7 days before check-in Providing there are no deductions to be made from this, the payment will be refunded 5 working days after departure.
