kiama is a beautiful town filled with historic buildings, beautiful beaches, crafty shops, cafes, restaurants, and the famous big and little blowhole all within driving distance kiama downs is known for jones beach, which is right on the property! walk one minute to see the beautiful beach in person, or enjoy this from your window!

*as per the short term legislation act 2020 nsw, all guests are required to obey these rules For extra guests/day visitors, we must be informed for liability purposes.
*in compliance with applicable legislation, we are required to enter a short term rental agreement with guests upon booking We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.
*this strictly is a no-party property We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TWENTY people, however, we do allow day visitors of up toFIVEpeople. No more than a maximum of TWENTY-FIVEpeople are allowed in the property at any given time.
*only the guests staying at the property are permitted to be present If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.
*this home is a strictly no-smoking property If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.
*this is a domestic residence and we love our neighbours We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.
*stra rules - by booking this home you automatically agree to all the stra terms and conditions that are applicable to guests You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.
*check-in/check-out - we cannot stress enough the importance of checking out on time Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.
*pets - we are a pet-friendly property We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture.

- requests to change booking dates may only be accommodated if check-in is more than 1 month away
- this is subject to approval and we reserve the right to decline any requests

*please note that there is a spa bath in the ensuite bathroom, however, the jets are currently not functioning It can be used as a normal bathtub.
*please note, that the aircon units are only in the living room, master bedroom and 1 queen bedroom
*if you are in need of beach towels for your stay, we can provide them to you for a fee of $20 per towel just let us know how many towels you will be needing and we can get this organised before your stay!
*we currently do not have internet at the home due to the provider outage in the area, but are working on installing starlink.
