Location, Location, to be just a few steps from the slopes at the beautiful Bretton Woods Ski Resort is truly something special. Enjoy your morning coffee and breakfast then walk right over the the slopes. Don't worry about warming up your car, or looking for a parking spot at the mountain lot. This 5 bed, 2 bath unit has been recently renovated, and has all brand new appliances, beds, furniture, linens, tv's, and much more. Working remotely? Enjoy free 1 gig wifi from anywhere in the townhome.
newly renovated and furnished, our corner unit townhome is the perfect space for your family vacation The unit has been freshly painted, new floors throughout, and has been outfitted with all new furniture, and appliances. When you walk in the door, the mud room has plenty of storage for all your gear. Venture a few steps to the lower level to a large bedroom on your left with a queen bed, electric fireplace, and 55" streaming tv. Also on the lower level is a shared full bathroom in the middle and a second bedroom with a queen bed on the right. There is also a laundry room on the lower level. On the main level, enjoy a large family room, dinning room, kitchen(galley style), and large deck for out door dinning and enjoyment. The upper level has a full shared bathroom, and two additional bedrooms, a large bedroom with a queen bed, and a smaller bedroom with full over full bunk beds. Finally, the large loft bedroom has a queen bed and beautiful mountain views. The loft will have a 3rd bathroom in the spring/summer of 2024..
we are pet friendly and allow up to two dogs per stay with a pet few of $75/ dog IT IS REQUIRED TO PLEASE let us know if you plan on bringing your dog and what breed.

the location is also perfect, just 20 minutes from cannon mountain and franconia notch Just 30 minutes to Santa’s Village, 5 min from AMC.

the rosebrook town homes are a wonderful family area Enjoy easy access (just a few steps)to the Bretton Woods Ski area or the Omni Mt Washington Resort. The Resort is an absolutely amazing place that you will surly fall in love with. They have numerous activities for kids, a game room, multiple restaurants, and breath taking views for you to relax with your favorite cocktail. There is also a great swimming hole on the river just a mile west on rt 302.

**the townhome comes loaded with everything you will need for a great stay, towels, kitchen where, grill utensils, 2 rolls of paper towels, 3 rolls of toilet paper in each bathroom, hand soaps at each sink, dish soap, dishwasher soap, hand towels, washing mashing detergent and dryer sheets We do not offer personal soaps, shampoos, or hygiene products.

*there is a rechargeable light weight vacuum on the main level for guest to use and keep the townhome tidy
****please note: this townhome is located in a quiet, family-friendly resort area Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially QUIET HOURS (10 pm - 8 am), PARKING LIMITATIONS (2 vehicles at unit, others at overflow), no TRASH left outside must be followed. Overflow parking is a 2 minute walk. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. thank you for helping make sure that short term rentals remain a privilege all of our guests can enjoy*****
house rules:
-check-in: anytime after 4pm unless otherwise authorized
-checkout is 10:30 am - unauthorized late checkouts subject to $100/hr fee
-the number of people in the unit cannot exceed the reported guest count without approval
-no events, parties or large gatherings
-quiet hours 10 pm - 8 am; $100 fee will be imposed for violations
-at no time is it acceptable for people, instruments, tvs, speakers, or other audio devices to be so loud as to be a nuisance to others
-3 car maximum; $100 fee per vehicle will be imposed for violations
-groups with more than 2 vehicles or trailers are required to utilize overflow parking
-guests expected to follow posted speed limits and drive cautiously
-no smoking inside the unit or within 15 ft of the unit; $250 fee for violation
-no fireworks; $100 fee for violations
-no fire pits or other open flame except for propane grills $250 fee for violation.
-no trash is to be left outside at any time; $100 fee for violations
-dogs (2 dogs max) subject to $100 per pet fee Dogs that may bark cannot be left alone inside the unit unattended. They are not allowed on the furniture. If there is excessive dog hair found on the furniture or carpets, a $75 will be added. No other pets allowed. Unauthorized pets subject to $300 fee and immediate removal from unit.
*dishes are to be cleaned and put away, or at the very least put in the dishwasher and run on a cycle prior to check out
*trash and recycling must be separated and brought the the trash & recycling station at the bretton woods ski resort It is located behind the first building on the right as you pull into the skit resort clearly marked with signs. The is very important, trash or food cannot be left outside at any time because of wildlife. In particular, bears.
*there is a brand new grill on the deck for guest to use, however it must be cleaned after use so it does not attract wildlife(there are a lot of black bears in the area) If the cleaning team finds a grill not cleaned and covered in leftover food, a $100 fee will be added.
