*this listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 2.
*please do not try to open locked doors or wander into patios belonging to other units on the property
* early checkin and late check out must be a arranged in advance and will come with a charge The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time.
*we do not alter our cancellation policy for instances of snow, rain, smoke from fires or closures to the national park
pet rules:
*pets must not be left unattended in the home at any time
*pets are charged a $20 per pet per night fee, plus a refundable $150 pet deposit after booking
* any damage from your pet will be at the cost of the guest and will be charged from the pet deposit
*guest must pick up all pet waste and must not leave pet to roam the house unsupervised A $50 fee will be charged if pet waste is not picked up. Pets are not allowed on the furniture and an additional cleaning fee may apply if there is excessive dog hair, stains or damage to furniture.
*pet deposit will be returned within 2 weeks of departure as long as rules are followed and damages are not found
*pets must be kept on a leash in all public areas (ie. the driveway) at all times

this is a quiet rural neighborhood Please do not wonder into the yards of the neighbors. It is beautiful to walk on the country roads but do not trespass on neighbors property.

this rv overlooks the river, however, the hill is steep so please do not try to climb down the mountain to the river We have provided directions to the nearby public access point in the guest book.
charcoal for the grill is not provided While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.
the thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits Should you need to exceed these temperature limits there are additional fees.
please note: some roads from the east, such as tioga pass and glacier point are seasonal and are closed october through june
pack-n-play must be requested in advance
pets must not be left in the home unattended or pet deposit will be forfeit
please note: hot tub is available for use 24/7 but please know that the hot tub servicer will stop by at some point, during daytime hours, to service the hot tub We do also have other service providers (Gardner, pest control, etc.) who may be outside on the property during daytime hours, from time to time.
