cancellation: all polices will be followed as stated on each platform as noted during the booking process In the event of a cancellation by the Guest, and depending on the channel used, any and all fees incurred by the host (including but not limited to the credit card processing fees) are NON-REFUNDABLE and a processing fee of $100 for the cancellation will be retained by the host. The remainder will be refunded to the guest within 10 business days.
no loud noise after 9 pm and no parties whatsoever Please be respectful of our neighbors. There are surveillance cameras outside to ensure the safety and security of our property and guests.
pets are welcome but for a $100 one-time fee per pet We have a dog run outside they may be kept in. If inside, Dogs must be potty trained and house broken. Any pet urine stains found from any animal will result in a $250 fee being assessed plus the cost of any damages. Any additional damage done to the house by any animal will be charged full replacement cost and paid 100% by the guest. Any holes dug by dogs must be filled in or repaired prior to check out or a $150 will be assessed. No exceptions.
trash is collected on wednesday (must be placed out on tuesday night as it is an early collection) and recycling is collected every other thursday We will contact you about placing these items out if it occurs during your stay.

please ensure all lights and fans are turned off before leaving along with all appliances Please thoroughly clean and stow all used dishes.
no candles, glitter, or plug in air fresheners are allowed No tape or anything sticky is permitted on the walls or any part of the home.
please do not use our white washcloths or towels to remove your makeup Please use the plain black towels or the black towels with “makeup” written on them. Any ruined towels will be charged to the guests ($10) to replace.
guests are responsible for taking all personal items out of the property at or before check out We include a reminder in our check out instructions. The host is not responsible for any items left on site. Guests may arrange pick up of items with the hosts and under some circumstances we will mail items for a $50 fee along with the cost of shipment.
if you break something, it’s your duty and your responsibility to report it
all doors are to be shut swiftly after entry and exit - our security system will alert us if any doors or windows are open longer than 5 minutes and we will contact you to close asap
please place all furniture back where you found it
please leave all rollaway beds on the 2nd floor If you need extra linens, let us know! Please do not help yourself to our stock on the 1st floor.
events are not allowed but might be considered (ie. bridal shower, baby shower). Two night minimum. If APPROVED a fee will be assessed. An Additional security deposit will be required paid directly to owner of $500 and a rental contract will be signed. Minimum $250 charge for any event on top of nightly rates. Guests will be required to clean any trash and return the property back into the condition it was delivered. All loud noise must be silenced by 9 PM. No exceptions. If excess trash is left a $100 fee will be assessed.

no glassware: for safety reasons, please do not bring glassware or other breakable items into the hot tub area If glass is broken on or near the hot tub a $1000 cleaning, draining, refilling fee fill be charged.
no food or drink: to keep the hot tub clean, please refrain from eating or drinking while in the water
temperature control: to adjust the temperature, please press the arrow keys up or down on the panel We recommend keeping the water temperature between 95-104 Degrees.
time limits: to allow all guests to enjoy the hot tub and for safety, please limit your usage to 30 minutes
no diving or jumping: for your safety, diving or jumping into the hot tub is strictly prohibited
quiet hours: please refrain from using the hot tub during quiet hours, which are from 10 pm to 7 am If using the hot tub later, guests must adhere to our quiet hours and not disturb the neighbors.
cover use: guests must replace the hot tub cover (blue plastic) after use to maintain water temperature, water level and cleanliness
report issues: guests need to report any maintenance issues or concerns with the hot tub promptly
if the hot tub is dirty and needs to be drained and refilled a $1000 fine will be charged to the guest.
