we also ask that you please watch noise levels at night We love our neighbors! They’re nice, we’re nice to them, and we hope you are nice to them too! Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules.
should payments be made with a credit card, a 6% processing fee applies to all payments and is non-refundable Please notify the host should you wish to make a payment this way and they may be able to accommodate you.

booking modifications
guests and hosts are responsible for any booking modifications they agree to make via email or cell phone messages to make on their behalf ("booking modifications"), and agree to pay any additional amounts, fees, or taxes associated with any booking modification

When you receive the booking confirmation/invoice, a contract for Host Services (a "Reservation") is formed directly between you and the Host. In addition to these Terms, you will be subject to, and responsible for complying with, all terms of the Reservation, including without limitation, the cancellation policy and any other rules, standards, policies, or requirements identified in the Listing or during checkout that apply to the Reservation. It is your responsibility to read and understand these rules, standards, policies, and requirements prior to booking a Listing. Be aware that some Hosts work with a co-host or as part of a team to provide their Host Services.
broken items
if for any reason you break an item during your stay, please let us know immediately We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken. We really appreciate your honesty. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing - this will result in a fee equal to the item’s 150% replacement value.
bbq grill (where applicable)
any guests who plan to use our bbq grill are welcome to do so, but please only use it if you are familiar with propane gas grills Before & after each use, please turn on & off the propane tank by reaching under the grill and twisting the handle clockwise (open) or counterclockwise (close). Please turn on the vent fan while the grill is in use. In order to minimize a messy clean up, we ask that guests use foil and clean up the grill after use by using the grill cleaner formula provided and pouring out the drip pan. We don’t want to have grease as a fire hazard. A fire extinguisher is located inside the home. Copper sheets are provided for our guests to use on the grill. They must be used on the grill. These copper sheets are washable and reusable. They are not to be thrown out. Should we notice they go missing or have been disposed of, we will charge you for them.. The grill is clean and we’d like everyone to experience it that way! Any excess cleaning will result in additional cleaning fees.

cancellation policy
strict: full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

cancellations, refunds In general, if as a Guest you cancel a Reservation, the amount refunded to you is determined by the cancellation policy that applies to that Reservation. But, in certain situations, other policies take precedence and determine what amount is refunded to you. If the Host cancels, you may be eligible for rebooking assistance or a partial or full refund.

check-in time is from 4:00pm -12:00am If you have a late/delayed flight, please let us know as soon as possible and we will be happy to work with you. Early check-ins are available upon request, however please understand that we cannot make any guarantees until the day of or before.

check-out
check-out time is 11am Late checkouts are based on availability and an additional fee of $150/per hour. Unless otherwise authorized by us, please give us a 24-hour notice for late checkout requests or if you would like to extend your stay with us. Please keep in mind that we will try our best to accommodate these requests however we cannot make any guarantees that we will be able to honor your request. Any guest who stays after the 11am checkout time without requesting it from us previously or stays despite having their request denied will still be charged $150/per hour and will be forced to vacate. Should we experience any cancellations or losses in our calendar arising from any check out related complications from you or any guests, you will be charged for the next booking.
*upon checking out, please make sure that our house looks reasonably neat- just like the way you found it Although we pride ourselves on cleanliness, we do not expect you to scrub it clean but it must be reasonably “picked up” and furniture placed as it was at check-in.
*make sure to collect all personal belongings Check all closets, drawers, and cabinets. We are not responsible for any items left behind.
checking for & report damages/issues
please note that like any home, our property may have normal wear and tear We try our hardest to fix, replace, and bring back our property to its original form in between guests and reservations but sometimes it’s just not feasible and sometimes our previous guests don’t mention it to us. It’s your responsibility to let us know of any damages or issues you may have with the home or you forfeit the right to later deny any damages or make claims about the state of the home. All issues should be reported within the first 3 hours of entry. When reporting the issues please notify us with evidence of the issue. For example, broken blender: image or video showing that the blender does not function..
