our building is undergoing a scheduled exterior painting project beginning may 2025, with an estimated duration of 6–8 months This is routine maintenance completed every 10 years to keep the property in excellent condition.

work is quiet — no loud construction noise
each stack of units takes about 2–3 weeks, but timing is weather dependent They are doing 2 stacks at once.

• a private residence featuring custom interior professionally decorated with all new furnishings and accessories, large gourmet kitchen, fully equipped with cookware, utensils, small appliances, separate dining area for 4 with additional bar seating for 2, and large living room with a pullout couch, flat screen tv that has cable, as well as high-speed wireless internet throughout the home, and balcony access

**note** this unit is not oceanfront, it is a intracoastal view with magnificent views of the intracoastal waterway and amazing views of the florida sunset however the building is oceanfront!! steps from the beach!
** you will need to fill out a parking registration form as well as a short term lease agreement with us after booking prior to check in
**other things to note**
minimum age: 25 - (this means the primary renter needs to be over 25)
1 Being transparent as possible -- Instead of charging a high security deposit or having you pay a non-refundable fee to VRBO for their coverage (which is not enough coverage) we have sought out a higher limit 3rd party coverage for incidentals. Our cost is $145 and is marked as an admin fee. This covers you for the vast majority of incidental damage to the unit that could happen. This solves two things. 1. We do not have to collect a huge security deposit from you. 2. More importantly it solves the damage claim process which VRBO had traditionally made hosts "aim" their damage claim at the guest first seeking payment before they would step in and pay. We wanted to ensure every guest was covered for both minor an major "oops" without having to deal with the hassle and coverage limitations set forth by VRBO.
