☆ we have 1 noise monitor located on the ceiling of the kitchen It measures noise decibels and not what anyone is saying. We have security cameras above the front gate and front door entrance of the property. We also have cameras in the backyard. All cameras will be on during your stay to ensure safety of all guests.
1) no parties, large gatherings or unauthorized guests Maximum occupancy is 10 people.
2) no smoking, drugs or illegal substances anywhere on property
3) quiet hours 9pm-9am Be respectful of neighbors and keep noise levels down at night.
4) must be 25 years and older to book
5) maximum of 2 pets allowed First pet is $250 then $150 for the second pet. No cats allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6) please checkout on time A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7) a $200 replacement fee will be applied for missing remotes, keys or other items from the property A $50 processing fee will be applied to ship back personal items left behind.
8) no shipping packages to the property You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9) we highly suggest purchasing travel insurance to protect guest’s reservations No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10) no glass bottles near hot tub No sand/dirt/ grass allowed in hot tub . Please rinse off prior to using. Additional cleaning fees will apply if pool requires additional cleaning or draining. There shall be a minimum fine of $500 for this violation.
11) all reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible (not applicable to airbnb guests)
any violations of the house rules are subject to a minimum $500 fine with host’s rights to cancel reservation and immediate removal from property with no refund
