our building is undergoing a scheduled exterior painting project beginning may 2025, with an estimated duration of 6–8 months This is routine maintenance completed every 10 years to keep the property in excellent condition.

stacks 06 & 07: september 25 – october 25, 2025
stacks 08 & 09: october 25 – november 25, 2025
please note: during this 08/09 phase, the pool will be closed for safety
what to expect:
work is quiet — no loud construction noise
each stack of units takes about 2–3 weeks, but timing is weather dependent They are doing 2 stacks at once.
balcony access
furniture comes inside You may go out on balconies when before working hours or after working hours. We light camping chairs out that you will need to bring in and out. Cannot go out while active wet paint or work is being done.

3rd bedroom:
to your right will be the third bedroom that has a queen bed and a 55" smart tv with cable
kitchen:
as you proceed down the entry corridor you will come up on the gorgeous living room, off to your right is the luxury gourmet chef's kitchen that is fully loaded with amenities for your cooking needs
living room / dining room:
the living room boasts gorgeous italian leather couches and a 55” smart tv with direct oceanfront views and a sliding glass door to access the balcony The dining room has a low top table with seating for 6 as well as the additional bar seating at the kitchen.
master bedroom:
to the left of the living room is the master bedroom which is fitted with a king size bed, italian leather loveseat, 55” smart tv, walk in closet, private balcony entrance The private master bathroom has a garden tub, his & her vanities, and a large walk in shower.
2nd bedroom:
to the right of the living room is dining area, entry to the half bath, and a door to the 2nd bedroom which boasts a queen size bed, a memory foam futon, a 55” smart tv, and a private balcony entrance A private bathroom is attached that has a beautiful vanity with a large walk in shower.

this 400+ sqft balcony has a multi-million dollar view of the ocean that is unmatched anywhere else along the coast The balcony features an Kenyon electric outdoor grill with outdoor seating that overlooks the unobstructed views of the Atlantic ocean.

the back deck has a 80 ft heated infinity pool and opposite it on the other side has an infinity hot tub spa. The back deck also has numerous seating arrangements to enjoy the fire-pit and the the view of the ocean waves rolling in.
needless to say you will be living in absolute paradise during your entire trip

minimum age: 25 - (this means the primary renter needs to be over 25)
1 Being transparent as possible -- Instead of charging a high security deposit or having you pay a non-refundable fee to VRBO for their coverage (which is not enough coverage) we have sought out a higher limit 3rd party coverage for incidentals. Our cost is $145 and is marked as an admin fee. This covers you for the vast majority of incidental damage to the unit that could happen. This solves two things. 1. We do not have to collect a huge security deposit from you. 2. More importantly it solves the damage claim process which VRBO had traditionally made hosts "aim" their damage claim at the guest first seeking payment before they would step in and pay. We wanted to ensure every guest was covered for both minor an major "oops" without having to deal with the hassle and coverage limitations set forth by VRBO.

this fee is charged for "after hours" arrivals We just pass the charge on to the guest.

~ one garage access pass to the first come first serve spots in the lower garage (6'7ft) for a second vehicle (if the complex is full parking for a second vehicle may not be available)
~ if your vehicle does not fit in the garage you will have to find other parking accommodations

we provided a starter kit of household items; a few trash bags, laundry pods, dish detergent pods, toilet paper rolls, and one roll of paper towels Once ours is gone it is the guest’s responsibility to purchase the things they need.

house rules:
1 Smoking is NOT allowed at all inside the condominium or on the balconies. Caught doing either will result in a $500 fine. (smoking can be done out front of the building)
2 You MUST follow the checkout instructions in the binder given to you prior to checking out of your unit.
3 Do not hang anything over the balcony railings.
4 Wash the sand off of you and your beach belongings prior to coming up to the unit.
5 Be kind, courteous, and respectful of all staff, owners, and other rental guests staying.
6 Quiet hours are from 10pm-8am.
7 The amenities such as the pool and fitness center cannot be used after 10pm. Breaking this rule can result in the condo association overruling me and asking a guest to leave.
8 Please do not do drugs or bring drugs into the unit. (This will result in an automatic termination of your stay).
9 Please do not take the towels or pillows with you. (yes people do this)
10 If you break something please notify us right away you have damage insurance that protects us both.
11 One week before check in you will receive an email with all of your check in information as well as a couple documents to fill out.
12 You will be given a 15-20 minute tour upon arrival. This is so you know your way around the building and do not get lost.
13 You cannot have additional guests in the building or using the amenities that are not on your registration document. (this will get you removed from the building)
14 Parking is two spots. One reserved spot in the garage and one unreserved spot in the garage. (unreserved spots are limited) No outdoor parking available.
15 Checkout is 10am.
16 You will need to fill out a parking registration form as well as a standard short term lease agreement with us after booking prior to check in that will be sent via email.
