welcome to our lakefront haven located on cedar creek lake! this home sits directly on open water with the most incredible sunset views and a great fishing spot on the lake!
step inside to the stunning newly remodeled living space which has a desirable open concept perfect for large groups allowing great entertainment and flow between the kitchen and living room The living room has a stacked stone fireplace with remote control insert to enjoy year round, smart TV, lots of cozy seating, tons of family board games, and a wall of windows overlooking the backyard oasis and lake.
the gourmet kitchen is a chef's dream with beautiful quartz counters, stainless steel appliances, fully stocked cookware, dinnerware, serving-ware, bakeware, coffee bar, and small kitchen appliances Ample counter space for ideal catering and serving to guests. find a seat at the large island, oversized dining room table with plenty of room for everyone!

Spa-like ensuite bathroom and closet with separate shower, double sinks, and deep free standing soaking tub. (closet is kept locked and not accessible).

there are 2 cozy guest bedrooms and an additional single rollaway bed for extra sleeping

the backyard oasis features huge covered patio that extends the entire length of the house There are 2 outdoor fans to keep cool, tons of comfortable seating, dining table and chairs, bar top table that opens up to play a fun game of outdoor shuffle board, and a relaxing 2-person hammock under the lush trees. Stay in and cook with an outdoor BBQ grill (propane tank included) and fire pit with seating for roasting marshmallows (complimentary starter smore's kit and firewood included). The 2-story dock has the most incredible views of the open water and skies. Plenty of backyard games including cornhole, ladder ball, bocce ball, and Kanjam to keep guests busy for hours on end! Two kayaks, a large floating lily pad mat and life jackets are available free of charge for guests to use.
all 3 mounted smart tv’s have roku, hulu, netflix, hbo max, etc (There are NO LOCAL CHANNELS) You are able to log into your accounts on any of the TV’s.
the home is located within a short 10 minute drive to main street in gun barrel city which provides quick access to restaurants, shopping, starbucks, and nearby state parks

the house is located in a quiet neighborhood on cedar creek lake in the city of mabank, texas The neighborhood is all single family homes. The homes are a mix of weekenders and full time residents.
getting around:
you can walk/bike around the beautiful neighborhood but would recommend a car if you wanted to go to shopping or out to eat You are just a few miles from the main road with shopping, restaurants, attractions. You are about 15 minutes off highway 175 that runs from Dallas to Athens. you are about 30 minutes from canton trade days!!
