this is a 2 floor property and guests have access to the upper floor The lower floor is used by the owners.
the primary (ensuite) bathroom is the only bathroom in the house with a shower There is a powder bathroom that guests can use who are staying in the secondary bedroom. Guests staying in the secondary bedroom will need to walk through the primary bedroom to take a shower.
there is a sleeper sofa in the living room and there is a sleeper sofa in the primary bedroom closet for larger parties
there is a fenced in backyard that is perfect for guests with dogs Please ensure you clean up after your furry friends.
there is a covered outdoor screened in eating area that is perfect for meals in the fall and spring There are four bar stools in the kitchen where guests can eat during inclement weather.

we charge for additional guests above a fixed amount This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
kindly refer to the following guidelines regarding fees for extra guests:
studio & 1 br units - $25 per guest/night after 2 guests (ie. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 br units - $30 per guest/night after 4 guests (ie. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 br unit - $35 per guest/night after 6 guests (ie. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 br units - $40 per guest/night after 8 guests (ie. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 br+ units - $45 per guest/night after 10 guests (ie. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
this house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.
we charge a pet fee of $30/night per pet that you bring with you This reduces to $150/week per pet and $300/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***if you neglect to inform us ahead of time that you are bringing a pet with you then i reserve the right to either terminate your stay early or double the pet fee retroactively for the entirety of your reservation***
if you are local to the annapolis area and book for less than 5 days we reserve the right to ask you to cancel your reservation We rarely make an exception to policy but may elect to do so at our sole discretion.
the following additional charges apply to late check outs/early arrivals, assuming i can offer this at all (i often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more
these fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
***smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***
***if we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc) we assess a $500 cleaning fee in addition to the regular cleaning fee***
for guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
there is a propane grill We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it in order to avoid additional cleaning fees.
