we're about 10 minutes off of topanga canyon blvd on a winding road We're located just over 15 minutes from the intersection of Topanga Canyon Blvd & Pacific Coast Highway.

we accept well-behaved pets for a $250 fee per dog per stay, 2 dogs max Please keep in mind no pets on the furniture, pets cannot be left alone in the house at any time, and you must pick up after them right away each time.

please note this is a very large house with a huge outdoor area and our cleaners may be finishing up as you arrive Regular check-in time is always any time after 4pm, but please understand we may need a little extra time to make sure everything is perfect for your stay.

we strive for peace and quiet hours from 10pm-8am Therefore, please know that this home is NOT for parties or late night loud noise or music. If that happens, you will be asked to leave and you will not be refunded your unused portion. We are only able to rent out this home by being good neighbors.
guests must sign a waiver before arriving for the pool and hot tub Please note families with children are responsible for supervising them at all times.
most of the windows do not have coverings, which let in lots of natural light and are amazing for the mountain views
fireplaces are decorative only and cannot be used due to the increased fire hazard in topanga
there is a sauna on-site which is not working at the moment so it is not included in the amenities list
gardener and pool technician come once a week to service the property, typically on monday and wednesday

◦ no smoking of any kind--minimum fee of $1000 applied to replace linens and rent air scrubber
◦ dogs allowed for a $250 fee per dog, 2 dogs maximum
◦ number of guests on the property at any time must match reservation, any additional guests on the property for any period of time will be charged double the usual rate unless specifically approved in advance
◦ no commercial use, filming, photography, or any non-standard use of property without prior, written authorization and extra fees paid
◦ any unauthorized parties, gatherings, events, filming/photography will result in your reservation being canceled immediately with no refund
◦ up to 8 adults max per reservation We allow up to 10 guests for groups that include children.
◦ guests must sign a standard waiver for the pool/hot tub before starting their reservation
◦ when available, early check in or late checkout is $150 (must be pre-approved)
◦ please note: kids are welcome, but property is not kid-proofed or baby-proofed, please ensure children are supervised at all times, especially in the backyard with the pool
