it is very critical that you keep all doors and windows closed when you leave While the house is maintained by a professional pest control service, you may still come across these critters during your stay with us. But please do not be alarmed, it's completely normal. You can help minimize your exposure to these bugs like flys (and keep the air-conditioning inside) by keeping all external doors closed.

➡️ you will have private use and access to the entire house and all its amenities during your stay ❤️ including the hot tub, the full kitchen, and outdoor lounging area
guest parking is available on our driveway and can comfortably accommodate 2 cars, but a 3rd car can be squeezed in Side street parking is also available, just a short walking distance from the house.
➡️ guests will have the ability to check themselves in via electronic keypad lock located on door A front door access code will be sent prior to your arrival.

the house is fully cleaned and all bedding + linens are cleaned and sanitized after every guests' stay!
we have a lake house cabin in branson, mo as well so if your adventures take you to that area, please reach out! we would love to host you there as well! we will be adding another vacation house in the coming months so stay tuned for that too!

kindly care for the space as if it were your own If any problems arise, we will do our best to take action as soon as possible but no one is living on-site 24/7.

doorbell cameras and exterior cameras are present (front door, front of house, side of house and back patio) NO cameras are present inside of the house for your privacy and comfort during your stay.
‼️ no exceptions without prior approval 📲 in writing Guests who 1) check-in early OR check-out after 10 AM will be charged a $75 every 30 minutes past check out time. If check-out is past 1 PM, an additional night will be charged. this allows our cleaning team to prepare for the next guest!

• we kindly ask that guests observe quiet time starting at 10pm to ensure a peaceful and restful environment for all
• no smoking or vaping inside of the house Outdoors, away from windows or doors, is permitted.
• no illegal substances allowed on the premises
• no open flames or candles
• no food/drink/glassware and not pets in the hot tub
• no trailers or similar equipment allowed on the property grounds Kindly make arrangements for your trailers or RVs ahead of time.
• report any damage immediately
• no parties or events allowed
• pets allowed only with with prior approval
• the space is suitable for toddlers and children under 12
• no unregistered guests allowed
• please don’t eat or drink in the bedrooms
• please turn off the ac when you go out
• please ensure proper care of the furnishings, as you will be responsible for covering any damages beyond the security deposit
• please return any furniture that was moved during your stay back to its original location
• discard all cooking oil in trash, not in sink
• please load the dishwasher and run it on normal cycle
• the living room and each bedroom have a tv Kindly keep the remotes in their appropriate rooms (they are labeled). If you choose to log in with your own streaming accounts, please ensure to log off prior to your departure as we will not be responsible for any charges incurred by future guests.
