1) no parties, large gatherings or unauthorized guests Maximum occupancy for this property is 12 people. There shall be a minimum fine of $500 for this violation.
2) no smoking, drugs or illegal substances anywhere on property There shall be a minimum fine of $1,000 for this violation.
3) quiet hours 10pm-8am Be respectful of neighbors and keep noise levels down at night. There shall be a minimum fine of $500 for this violation.
4) must be 25 years and older to book
5) no pets allowed on property unless specifically stated in the listing; there shall be a minimum fine of $500 for this violation If pets are stated in the listing, then the following rules apply: Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No cats allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6) please checkout on time A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7) a $200 replacement fee will be applied for missing remotes, keys or other items from the property A $50 processing fee will be applied to ship back personal items left behind.

quiet hours Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
