the base rate covers the first 5 people Each additional person is just $30 per person/per day. This is applied to anyone age 6 and over (kids 5 and under are free). The fee is applied to anyone that comes to the property (not just those staying the night). The extra person fee covers additional wear and tear to the property and amenities, additional professional cleaning/disinfecting, increased use of the internal plumbing, electricity, and other utilities, etc.

no parties or additional guests who are not included in the reservation All guests and dogs (max weight for dogs is 30 lbs.) must be included in your guest count in your reservation. No cats or any other pets allowed.

2 Keep the noise outside to a reasonable level at all times.
3 Quiet hours outside begin at 9:30 pm.
4 No outside amplified music, bands, DJ's or anything similar is allowed.
5 Cars should be parked in the garage, on the driveway or directly in front of the house.
6 Fireworks are prohibited on the property.
7 Neighbors are aware that guests often stay at this home. Please treat them with respect and courtesy as you would the people in your neighborhood.

9 We are not responsible or liable for any accidents, injuries or illnesses that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay.
10 No off-road vehicles are allowed on the premises.
11 Refund Policy: 100% refund up to 30 days before arrival, 50% refund up to 14 days before arrival.
12 Please do not attach anything to the walls or ceilings with tape, tacks or anything else as this can cause damage which you will be charged for.
13 Return furniture to its original location. Failure to do so will result in a $250 fee.
14 The pool is usually open between approximately mid-May and mid-October or so depending on the weather. If your reservation is near this time of year, please confirm with us that the pool is open for the season if you intend to use it. During the season the pool is kept at 75 degrees. If you would like the pool temperature turned up, the cost is $25 per degree per day. Please let us know at least 1 day prior to check-in so that we can be sure the temperature is set for you. Our maintenance team comes at least once a week to ensure the pool remains in great shape for guests. They will typically be in and out within a half hour or so..
