Modern contemporary and super spacious luxury villa on 3 levels. Three bedrooms and two baths located on the upper level (4 beds, sleeps 8). The living rooms, kitchen, dining and powder room (1/2 bath) are on the main level. There is also a 2 bedroom 1 bath attached in-law (2 beds, sleeps 4) on the ground level.
listing is set up and priced for lodging accommodations for 12 guests We have 4 single size memory foam mattresses that can be made ready for guest use and placed in the master bedroom upstairs or in the living room area as shown in the pictures upon request for an additional charge of $200 per mattress to cover the set up, take down and laundry of the beddings.
the main level indoors offers 1500 sq ft of open contemporary space perfect to get together in a more comfortable home like setting great for entertaining The large panoramic windows with amazing views, comfortable furnishings, gourmet kitchen, fireplace and powder room, all make this space perfect to enjoy quality time while bonding in a casual setting.
a long rectangular reception table can be set up as shown in the pictures to accommodate 16 for dining This service is an additional cost of $300 to cover the set up, take down and laundry of the table clothes.
the focal point is the elevated deck in the center of the back yard which connects the indoor and outdoor spaces This covered 400 sq ft deck offers panoramic views of the professionally landscaped yard and is surrounded by mature oak trees creating privacy from the neighbors. Deck has string lights, built-in seating, casual outdoor furniture and a portable gas BBQ grill.
on the ground level, there is a 800 sq ft attached in-law which features a kitchenette with island, perfect to set up food (bar/snack counter), casual indoor seating area and full bath plus laundry
the backyard has several areas that offer shade around the perimeter of the property and there is a large open flagstone area in the middle which is mostly in the sun BBQ area has a fire pit and built-in seating. We have firewood and propane gas on site for use.
the master bedroom suite is 800 sq ft and offers a feeling of grandeur with beautiful hardwood floor, high ceiling and large windows with panoramic views The master bath has a standing shower with beautiful marble slab, high ceiling, deep soaking whirlpool tub leading to a private balcony facing west that offers amazing sunset views. The other 2 bedrooms upstairs in the main house are also spacious and share an full luxurious bath that also has a standing shower and a deep soaking tub.
home located on a quiet residential cul-de-sac neighborhood surrounded by a greenbelt It feels great to be close to nature as there are many mature trees, various species of birds and plants as well which make this a beautiful oasis. The weather at this elevation is usually great year round.
short walk to a 4 mile hiking trail that’s mostly under shade of mature trees The CSU East Bay campus is also a short walk away that offers acres and acres of open walking jogging area. The University Plaza is minutes away as well that offers many shops and restaurants plus a convenient stores. Home is also just a short distance to Downtown.

the following house rules will be enforced:
dj/loud amplified music/sound not allowed This is a quiet residential neighborhood.
background music indoors/outdoors at a respectable volume that doesn’t violate noise ordinance is allowed Bluetooth BOSE speaker is located in living room upstairs for guest use.
the outdoor use is limited to 9 pm due to quiet hours Please stay indoors and keep the windows closed so as to not cause a noise issue for the neighbors. We need to be respectful of the noise ordinance for the sake of the elderly neighbors on this street.
only overnight lodging guests are allowed on the property after 9 pm
more than 16 people on the property is considered a large gathering and will result in additional charges
unauthorized use (event/large gathering) will result in cancellation without refund You will be asked to vacate immediately.
guest needs to sort the trash and recycle in their respective cans Grey 35 gallon can is for trash. Blue 64 gallon can is for recycling. Green cans are for food and yard waste only.

there shall be no exceptions granted regarding house rules If your intended use of property does not conform to the house rules, that means you need to look elsewhere for a more suitable place for your stay.
host (property manager) lives in junior attached in-law unit on the ground level of the house which has a separate entrance Host space is completely separate and private from the rest of the house. The indoor spaces shown in the pictures are completely private for guest use only. Host respects guests privacy. On occasion, you may see host tending to the yard when the outdoor space is not in use by guest. The outdoor ground level of the property is considered shared use. Whenever possible, please give host heads up of when you would like to have private use of the backyard, in which case, host will be happy to accommodate.
guest must obtain host pre-approval to have visitors for day use
any unauthorized visitors will result in additional charges ($50 per person for day use/$100 per person for overnight stay)
violation of house rules regarding unauthorized events, no smoking and no pets will result in $1,000 extra cleaning fee billed to your booking
early check-in and late check-out hourly rate is $100 and has to be approved ahead of time to confirm availability
guest required to provide valid picture id and execute rental agreement within one week of booking or within 48 hours of booking when arrival date is less than 30 days away
