01 check-in / check-out policy
whenever possible, we will be happy to accommodate early check-in and late check-out requests, within reason In June, July, August, and during Holidays, this may not always be possible, but please do ask. Unauthorized late check-outs will result in a Schedule Interruption Fee of $150 per hour. The cleaning services cleaning team may not enter the property following check-out, with or without your permission, until all guests and all belongings have vacated the property.
02 maximum occupancy
the total number of guests may not exceed six (6) adults and two (2) children, for a maximum total of eight (8) persons of any age at any time Occupancy limitations are governed by City and County ordinances, as well as Fire Department regulations. Violations of this policy place the Property Owner’s Short Term Rental Permit at risk. Should the maximum occupancy exceed the limitations at any time during your stay, an immediate $1,500 per additional person County Ordinance Penalty Fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.
03 pet policy
this property is exempt from permitting any animal other than no more than one (1) dog Cats, birds, etc irrespective of their class as a service or support animal are prohibited due to property owner’s allergies. The appropriate exemption documentation is on file with the applicable booking platform.

this neighborhood, and the tahoe community in general, are very sensitive to pet owners who do not pick up their pets’ waste or “leave the baggie to be picked up on the way back” It is against the ordinances of Placer, Nevada, El Dorado, and Washoe County to leave pet waste anywhere (even in the forest). Due to the sanitary nature of our cleaning service’s responsibilities, an additional $125 pet waste removal fee will be charged if a pet waste complaint is received regarding your stay or if pet waste is found anywhere on the property.
04 maximum parking
this home allows parking for a maximum of three (3) vehicles at any time Street parking is not available in this neighborhood and additionally may not be permitted by local laws. Guest(s) accept full responsibility for vehicle damage, theft, fines, or loss while on or off the property. Parking in the garage is limited to a maximum of two (2) vehicles.

The County Ordinance Enforcement Officers and the neighboring community are extremely sensitive to the strict enforcement of this policy. Response to a noise violation report may result in a $1,500 County Ordinance Violation Fee. In addition, should a violation of this policy occur, your reservation will be immediately terminated, and you will forfeit all fees paid.
