Positive: Location was excellent, on a quiet street and close to the gardens and centre. The couple who run the hotel are very helpful and friendly. There is a path by the side of the hotel leading straight to the park. Our room was spacious and the beds were very comfortable. Also we had access to the upstairs balcony.
Negative: Better quality rolls/bread and jams would improve the breakfast. Also the cereals tasted old and the fruit selection could be better and maybe changed each day. Fried eggs were in a tray and not made to order. Coffee was in a thermos on the table by 8.00. If you come later to breakfast, it already doesn't taste so good. So generally, the breakfast was disappointing. The carpet in our room was stained and one of the curtains was partly hanging off the runner. This is a maintenance issue and should be addressed. Likewise the shower holder - we noticed it was cracked and likely to snap off any moment. The public parts of the hotel are newly painted and have new carpets, but the bedrooms need some updating. The maid made up the beds and emptied the bins every day while we were at breakfast, but we were there three nights and the shower/bathroom was not cleaned during that time as far as we could see. The hotel provide a bottle of (diluted) hand soap and sachets of shower gel, but otherwise you need to have your own soap and lotion. One of the photos on the website shows a terrace restaurant on the grass by the side of the hotel - it no longer exists. There should be a bike parking place where people can secure their bicycles...during our stay two bikes were parked right outside the main entrance.
Summary: The hotel suited us for our three night stay but is more run down than the photos depict.
