smoking of any kind—including tobacco, cannabis, or vaping—is strictly prohibited inside the home
if any evidence of indoor smoking is found, a cleaning and odor remediation fee of up to $2,500 will apply to cover the cost of restoration and may result in forfeiture of the security deposit where applicable
outdoor smoking is allowed, but cigarette butts and smoking materials must be disposed of properly A $200 fee may be charged if our staff has to clean up discarded smoking debris.

furniture must not be moved If it has been significantly relocated and not returned to its original position, a repositioning fee may apply to cover time and labor.
★ right of refusal ★
in accordance with tennessee law, we maintain the right to reject an inquiry, decline or terminate a reservation for any of the following reasons:
- fraternal organizations or sororities booking events not associated with membership
- churches booking events unrelated to membership or religious affiliation
- any guest in your party smoking inside the townhome
- local residency if booking for less than 14 days without a valid reason
- background check revealing incidents involving theft, drug distribution, destruction of property, or any issues concerning children
any other relevant factors deemed necessary by management.
