if an unauthorized pet is at the premises, or found to have been at the premises,
(a) renter shall immediately be subject to a non-refundable penalty of $100, in addition to the standard pet fee of $150
(b) renter shall be responsible for all damage caused by, and all incidental costs related to the pet; and
(c) renter and guests may be required to leave the premises immediately
