1 NO SMOKING: Absolutely no smoking, vaping, or marijuana use at the property. $500 fine for smoking within 50-feet of the property outdoors and $2,000 fine plus actual remediation costs for smoking inside the property.
2 NO UNAUTHORIZED PETS: Authorized pets are pre-approved by owner before arrival at the property with acceptance of a nominal pet fee collected by Red Awning. However, bringing unannounced/unauthorized pets to the property will result in a $500 fine. Additionally, failure to cleanup after your pet will result in a $300 fine.
3 NO UNANNOUNCED OVERNIGHT/UNAUTHORIZED GUESTS: Check your reservation! Our property easily sleeps up to 6 adults and a baby (in the pack-and-play crib) and we do NOT charge extra for up to 6 guests. However, unauthorized overnight guests are a liability, and violation of the terms of your contract.
4 NO UNAPPROVED LATE CHECKOUTS: Late checkout may be requested prior to guest arrival, and the owner will make every attempt to support a late checkout. However, late checkout is NOT guaranteed, and a late checkout fee of $250 will be assessed for checkouts after the approved checkout time.
5 NO ILLEGAL ACTIVITY: Evidence of illegal activity will not be tolerated and will be reported to the police. Failure to abide by these house rules is a breach of contract and will result in immediate termination of the lease agreement, eviction from the property, and forfeiture of any rent/fees collected. Fines will be charged as needed.
